Property is located along Roth Rd. in Union Township along the Ohio River just East of Posey County.

Tract 1: Is a 182+/- acre tract that is nearly all tillable and irrigated. The predominate soils are Wheeling Loam and Wheeling Silt Loam. It has excellent road frontage along Roth Road and Cypress Dale Rd.
Tract 2: Is a 68 ac+/- tract that is also mostly tillable and irrigated farmland. The predominant soils are Rham Silty Clay Loam, Wheeling Silty Clay Loam and Wheeling Silt Loam. It has ample road frontage along Roth Rd.

Terms and Conditions:
Terms for Real Estate: The purchaser shall pay 10% of the purchase price as a down payment at the auction site at the conclusion of bidding. The balance is due with delivery of the deed on or before September 8th, 2022.
Evidence of Title: The Buyer will be responsible for any fees associated with the owner’s title insurance policy if one is desired. Seller agrees to provide merchantable title to the property subject to matters of record, general conditions of title and similar related matters. All tracts are sold “AS IS”.
Real Estate Taxes: Property taxes shall be prorated to the date of closing.
Closing: Closing shall occur on or before September 8th, 2022.
Mineral Rights: All mineral rights owned by the seller, if any, shall be included with the sale of the land.
Possession: Possession shall be granted to the successful bidder at closing.
Farming Rights: Farming rights shall be granted to the buyer after 2022 Crop Removal or December 1st, 2022, whichever comes first.
Acreage: All tract acreages and proposed boundaries are approximate and have been based off of legal descriptions, tax records, aerial maps and other documents.

Directions to the Property: From Hwy 62: Head South on Posey County Line Rd for ½ mile and turn left onto Broadway Ave. Drive 1.5 miles and then take a right on to Bayou Creek Rd. Drive 1.8 miles to Seminary Rd and take a right. Travel 1.9 miles and take a right onto Roth Road. Drive a few hundred yards and the farm will be on both sides of the road. Watch for our signs!!!
